Our approach
How we develop.
Seven stages and one team, from finding the land to running the community.
The seven stages
We look for land where working families need homes and a master plan can work: close to jobs, schools and services, with room for a village center.
Every community is designed to the Humanly Urban Design Standard, now in development, and draws on a growing kit of parts: home types, amenities and infrastructure we refine and price with each project.
Planners, community members and elected officials walk through the neighborhood model with us before anything is filed. Questions get answered in the room, and the plan changes when it should.
How we work with municipalitiesWe entitle for the density a walkable neighborhood needs, then keep most of the lots and lease them long term instead of selling them off.
Manufactured, modular, multi-family and custom site-built homes sit side by side, so a family can move within the neighborhood as life changes. Right-fit financing and several ways to own or rent give families more than one path to a home.
Buyers and renters walk the streets, enter the homes and see the full monthly cost of home, land and services together before they decide.
Humanly runs the community for the long term: the village center, the services and the land we keep.
Working with municipalities
Co-creating communities that work for everyone.
We come to the first conversation with research on the market and the workforce, not a finished plan. Planners, staff and elected officials walk the neighborhood model with us and shape it before anything is submitted.
Because we keep most of the land and run the community, our interest in how the place works in twenty years matches yours.
- Our interactive community model works as a shared design sandbox, intended to shorten entitlement and reduce surprises.
- We provide resources for the public process and community engagement.
- Our partnerships bring local access to services people rely on.
- We develop workforce housing for the households every town depends on, with services designed to reduce demands on local infrastructure.
